On the first floor you will find another double bedroom leading out onto a furnished balcony with sea view and a twin bedroom also leading out onto a sea facing furnished balcony, there is also a shared family bathroom. One floor up there is a lovely roof terrace to enjoy the fabulous view of the sea and Paphos coastline.

 Villa Kyparissia is a privately set and exclusive mansion-villa within an extensive, fully walled and gated plot and is just a kilometre or so from the scenic village of Kathikas. Villa Kyparissia offers stunning views overlooking Peyia, Coral Bay and Paphos. This is a 12 sleeper, 5 bathroom villa and separate sections split the villa – making it ideal for pairs of families, or larger groups of friends sharing.

Through the villa’s grand entrance doors, you will find a spacious open plan living area that is furnished in a modern style giving a contemporary indoor setting. Leading to the dining area in front of the open feature fire therefore ideal for hiding in shade in summer months and for a cosy dinner after outdoor activity in off-season and early spring. The open plan living area includes a fully equipped kitchen and dining area. Coral Bay Beach is a beautiful sandy beach with crystal clear Mediterranean waters just 500m away, with the famous Coral Bay strip a little further on with its numerous restaurants, bars with live music, shops and a great little amusement park with mini golf right in the centre.

A charming 4 bedroom villa in an excellent location! Just a short 5-minute walk (700m) from the heart of Kathikas, a traditional village offering a delightful mix of restaurants, tavernas, bars and a convenient minimarket. The area is renowned for its fresh, invigorating air, pleasant temperatures, gentle breezes, and minimal humidity, ideal for unwinding. The villa’s elevated position provides stunning, unobstructed views of rolling fields, vineyards, and the distant Troodos Mountains.

Upon entering, guests are welcomed into a spacious open-plan lounge area, featuring plush, comfortable sofas, a flat screen TV, a dining table, and a kitchen equipped with high-end appliances designed for effortless meal preparation.
